Since 2018, Nicolas Borge has helped owners in the Marais sell their apartments. A large family apartment on boulevard Bourdon, a bright top-floor flat on rue des Francs-Bourgeois, a studio with a terrace near Bastille: every sale is prepared as a tailor-made project.
On this page you will find the real market figures, what gives an apartment its value in the Marais, and our detailed pages for each neighbourhood.
The Marais market in figures
In 2025, the median sale price of an apartment was €12,550/m² in the 3rd and 4th arrondissements, across 1,021 sales. That is about 5% lower than in 2021. After the low point of 2024, prices rose slightly again, and the number of sales is back to its 2022 level.
| Year | 3rd arrondissement | 4th arrondissement | Combined |
|---|---|---|---|
| 2025 | €12,085/m² | €12,920/m² | €12,550/m² (1,021 sales) |
| 2024 | €11,907/m² | €12,731/m² | €12,410/m² (654 sales) |
| 2023 | €12,498/m² | €13,363/m² | €12,807/m² (690 sales) |
| 2022 | €12,694/m² | €13,544/m² | €13,105/m² (993 sales) |
| 2021 | €12,835/m² | €13,451/m² | €13,161/m² (869 sales) |
The 4th sells for about 7% more than the 3rd. But within each arrondissement, the gaps from one street to the next are far larger: that is why we track prices neighbourhood by neighbourhood.

What sets the price in the Marais
- Quiet. The Marais is lively, sometimes noisy. A bedroom on a courtyard, a top floor or a pedestrian street is worth a great deal.
- Floor level and lift. Many old buildings have none. Above the 3rd floor, a lift changes the price and the profile of buyers.
- Character. Beams, fireplace, parquet, ceiling height: in the Marais, an apartment’s soul counts as much as its surface area.
- Condition and energy rating (DPE). A renovated apartment sells above the median, one needing work below it. An F or G energy rating reduces the number of investor buyers.
- Outdoor space. A balcony or terrace is rare in the area, and buyers pay for it.
Frequently asked questions
What is the price per m² in the Marais in 2025?
The median is €12,550/m² Carrez, net to the seller, across the 3rd and 4th arrondissements: €12,085/m² in the 3rd and €12,920/m² in the 4th. Depending on the neighbourhood, condition, floor and quiet, the gap from one apartment to another is significant: that is the whole point of a serious valuation.
How long does it take to sell in the Marais?
Well priced and well presented, an apartment finds a buyer quickly: on our recent sales, the first offer arrived between three weeks and four months after the mandate was signed, including for properties needing renovation or rated G.
Should I renovate before selling?
Rarely in full. Many Marais buyers want to do the work to their own taste. However, a refresh, good home staging and beautiful photos often make the difference. We help you decide case by case.
How do you value an apartment?
We start from the real sales around your address (DVF database), then compare them with your apartment: floor, condition, quiet, light, energy rating. We always visit before giving a price.
