Valeur Immo Paris helps owners in the Marais sell their apartments. Between the Hôtel de Ville, rue des Rosiers and Beaubourg, the historic heart of the 4th arrondissement brings together very different properties: a courtyard studio on rue Quincampoix, an apartment with character on rue Vieille-du-Temple, a large family apartment on rue des Archives.

Here you will find the real data for the neighbourhood and what sets the value of an apartment in this area.

The area: Hôtel de Ville, Saint-Merri, Sainte-Avoie

This is the western part of the Marais, in the 4th arrondissement. It runs from the Hôtel de Ville and rue de Rivoli to rue Rambuteau, and from Beaubourg to rue des Rosiers and rue Vieille-du-Temple. It includes the Saint-Merri church, the Centre Pompidou, the Sainte-Croix-de-la-Bretonnerie district and the Pletzl, around rue des Rosiers.

The housing stock mixes:

  • medieval and 17th-century buildings around Saint-Merri and rue Quincampoix, often with exposed beams and stone;
  • older buildings on the street and on courtyards, with many small apartments;
  • rarer large apartments on rue des Archives, rue du Temple and rue Vieille-du-Temple.

Transport: Hôtel de Ville metro (lines 1 and 11), Rambuteau (line 11), Saint-Paul (line 1), and the RER at Châtelet – Les Halles.

Prices in the area

In 2025, the median sale price of an apartment was €12,674/m² in the area, across 189 sales. That is about 6% lower than at the 2022 peak, with a slight recovery in 2025.

Year Apartment sales Median price (€/m² Carrez, net to seller)
2025 189 12,674
2024 138 12,321
2023 136 12,957
2022 175 13,537
2021 144 13,110

This median mixes renovated and to-be-renovated properties, large and small apartments. It gives a trend, not the price of your property.

What sets the price here

  • Which side of the neighbourhood. In 2025, sales around rue des Rosiers and rue Vieille-du-Temple were about 4% more expensive per m² than on the Saint-Merri and Beaubourg side. For the same surface area, the address matters.
  • Quiet. The area is very lively, day and night. An apartment on a courtyard, or on a quiet pedestrian street, sells better than one exposed to the noise of a busy street.
  • Size. More than 40% of 2025 sales were apartments under 40 m². The rarer large apartments sell for more per m²: a median of about €13,040/m² above 80 m², against €12,270/m² under 40 m².
  • Character. Beams, stone, terracotta tiles, ceiling height: in this historic district, old-building charm is a real selling point, provided it is well showcased.
  • Energy rating (DPE). Since 1 January 2025, a G-rated home can no longer be put on a new lease. In an area much sought after by investors, this is a decisive criterion.

Frequently asked questions

What is the price per m² around the Hôtel de Ville?

In 2025, the area’s median is €12,674/m² Carrez, net to the seller, across 189 sales. Depending on the side of the neighbourhood, quiet, size and energy rating, the gap from one apartment to another is significant: that is the whole point of a serious valuation.

Does an apartment on a busy street sell for less?

Often, yes. In this very lively area, quiet is a major criterion for buyers who plan to live there. Good presentation (double glazing, a bedroom on the courtyard, viewings at the right times) narrows the gap.

My apartment is rated F or G. Can I sell it?

Yes, the ban applies to renting, not selling. But some buyers in the area are investors: a poor energy rating reduces their number and weighs on the price. We help you quantify the impact and the options.

How do you value an apartment?

We start from the real sales around your address (DVF database), then compare them with your property after a visit: condition, floor, quiet, energy rating, Carrez area, building.
