Valeur Immo Paris helps owners in the eastern Marais and Bastille sell their apartment. Around Place de la Bastille, between rue de la Roquette, rue de Lappe and passage du Chemin-Vert, the market is lively and dominated by small units, and every detail counts: a terrace, a high floor, a quiet courtyard.

Here you will find the real local data, what drives the value of an apartment in Bastille, and our recent sales.

The area: Bastille, Roquette, Chemin-Vert

This is the part of the 11th arrondissement that touches Place de la Bastille: rue de la Roquette, rue de Lappe and its passages, rue Keller, rue du Chemin-Vert and the start of faubourg Saint-Antoine, with its courtyards and artisan passages. On the 4th arrondissement side, rue Jean-Beausire and boulevard Beaumarchais link the area to the Marais.

The housing stock is a mix of:

  • older street-front buildings, often without a lift, with many studios and two-room apartments;
  • former workshops and lofts in courtyards and passages;
  • more recent buildings, sometimes with a balcony or terrace, sought after by buyers who want outdoor space.

Transport: Bastille metro (lines 1, 5 and 8), Bréguet-Sabin (line 5), Chemin Vert (line 8) and Voltaire (line 9).

What drives the price here

  • Outdoor space. Balcony, terrace, private courtyard: in Bastille it is rare and highly sought after. It can push the price per m² well above the median, as with passage du Chemin-Vert.
  • Size. More than half of the 2025 sales were apartments under 40 m². Competition between studios and two-room apartments is fierce: presentation and the right price from day one make the difference.
  • Quiet. The area is very lively, especially in the evening around rue de Lappe. A courtyard-facing or high-floor apartment sells better.
  • Energy rating (DPE). Since 1 January 2025, a G-rated home can no longer be put on a new lease. In an area heavily targeted by investors, that is a decisive criterion.
  • The Marais side. On the 4th arrondissement side, around rue Jean-Beausire and boulevard Beaumarchais, prices are clearly higher than on the 11th arrondissement side.

Frequently asked questions

What is the price per m² in Bastille?

In 2025, the median for the area, on the 11th arrondissement side, is €10,249/m² Carrez, net to the seller, across 244 sales. Outdoor space, floor, quiet and energy rating make the price vary widely from one apartment to the next: that is the whole point of a serious valuation.

How long does it take to sell a studio in Bastille?

Well presented and at the right price, a studio sells fast: on our last two sales in the area, the first offer came in three weeks and in under two months. A price set too high at the start, on the other hand, quickly makes the listing stall.

My apartment is rated F or G. Can I sell it?

Yes, the ban applies to renting, not selling. But in Bastille, many buyers of small units are investors: a poor energy rating shrinks their number and weighs on the price. We help you quantify the impact and the options.

How do you value an apartment?

We start from actual sales around your address (DVF database), then compare them with your property after a visit: condition, floor, outdoor space, quiet, energy rating, Carrez area, building (co-ownership) situation.
