Since 2018, Nicolas Borge has helped owners in central Paris sell their apartments. A large family apartment on boulevard Bourdon, a quiet top floor near the Place des Vosges, a family apartment on rue de Rivoli: every sale is prepared as a tailor-made project.
No average price from an online simulator here. You will find the real data for the neighbourhood, our sales, and what truly sets the value of an apartment between rue Saint-Antoine and the Seine.
The area: Saint-Paul, Place des Vosges, Arsenal
This is the south-east of the Marais, between rue Saint-Antoine, the Seine and boulevard Bourdon. It includes the Saint-Paul village, the Place des Vosges, inaugurated in 1612, and the Arsenal district, down to the marina basin.

The housing stock is very varied:
- mansions and 17th-century buildings around the Place des Vosges;
- 18th- and 19th-century buildings, often without a lift, with top floors under the roofs;
- Haussmann-style buildings on boulevard Henri-IV and boulevard Bourdon.
Transport: Saint-Paul metro (line 1), Bastille (lines 1, 5 and 8) and Sully-Morland (line 7).
Prices in the area
In 2025, the median sale price of an apartment was €12,725/m² in the area, across 201 sales. That is about 4% lower than in 2021–2023.
| Year | Apartment sales | Median price (€/m² Carrez, net to seller) |
|---|---|---|
| 2025 | 201 | 12,725 |
| 2024 | 113 | 12,849 |
| 2023 | 113 | 13,331 |
| 2022 | 185 | 13,205 |
| 2021 | 164 | 13,309 |
Note that this figure mixes renovated apartments and apartments needing work. A property needing renovation sells below it, a refurbished one above. That is why a real valuation starts from your property, not from an average.

Some of our sales in the area
Every property has its story, and every sale its strategy. Prices shown are net to the seller.
Boulevard Bourdon – the large family apartment

A 5-room apartment of 129.7 m² Carrez with a cellar, habitable but in need of modernisation. Sold for €1.6M.
Rue du Petit-Musc – two 6th-floor apartments, sold together

Two adjoining apartments forming a 5-room apartment of 75.6 m² Carrez, with two cellars. Needing a refresh, they sold for €1.07M, i.e. €14,180/m²: above the neighbourhood median that year.
Rue de Rivoli – the family apartment, Saint-Paul side

A 4-room apartment of 91.5 m² Carrez on the 2nd floor, to be fully renovated. First offer after 74 days, sold for €1.03M.
Cour Bérard – the quiet top floor, steps from the Place des Vosges

A 3-room dual-aspect apartment on the 6th and top floor, at the end of a dead-end passage. No lift, rated G and to be fully renovated: a demanding property. It found a buyer four months after the exclusive mandate was signed.
Rue Charles V – the south-facing studio under the beams

A 28.7 m² Carrez studio on the 5th floor with a lift, south-facing, quiet and bright, with exposed beams, a fireplace and a cellar. Needing renovation, it sold for €380,000, about €13,250/m²: the neighbourhood median level, for a property to be redone.
Each of these sales earned us a five-star review or a recommendation. For discretion, we publish neither street numbers nor client names. We also sell in the Haut-Marais, around Hôtel de Ville and Saint-Merri, and in Bastille.
What sets the price here
Five factors weigh more than the average price per m² in this area.
- Condition. This is the biggest gap. Well presented and well positioned, an apartment needing work can still exceed the median, as on rue du Petit-Musc.
- Floor and lift. A 6th floor without a lift puts off some buyers. But light, quiet and views can compensate, as on rue du Petit-Musc.
- Energy rating (DPE). Since 1 January 2025, a G-rated home can no longer be put on a new lease, and F-rated homes will follow in 2028. Rental investors are turning away, which reduces the number of buyers. Our partner diagnosticians (French page) help you plan ahead.
- Carrez area. In older buildings, attics and beams often make the Carrez area smaller than the floor area: 47.8 m² Carrez for 52.2 m² on the floor at cour Bérard. It is the Carrez area that counts for the price.
- Date of sale. Between 2021 and 2025, the area’s median fell by about 4%. Comparing with a 2021 sale without knowing it skews the valuation.
To showcase your property before it goes on the market: professional photos and home staging (French pages). Our fees are published transparently.
Frequently asked questions
What is the price per m² in Saint-Paul and Place des Vosges?
In 2025, the area’s median is €12,725/m² Carrez, net to the seller, across 201 sales. But from one property to another, condition, floor and energy rating can move the price by more than 30%: that is the whole point of a serious valuation.
Should I renovate before selling?
Not necessarily. Several of our sales in the area were properties needing work, and all found buyers. Many buyers prefer to do their own renovation. We look case by case at what the work costs and what it adds.
How long does it take to sell?
On our two most recent sales in the area, the offer arrived after 74 days and after 4 months. Allow roughly two to three months afterwards until the deed is signed at the notary.
My apartment is rated G. Can I sell it?
Yes. The ban applies to renting, not selling. However, it rules out some investors, which weighs on the price. On cour Bérard, a G-rated apartment sold in four months.
How do you value an apartment?
We start from the real sales around your address (DVF database), then compare them with your property after a visit: condition, floor, lift, energy rating, Carrez area, building.
