Valeur Immo Paris helps owners in the Marais sell their apartments. In the Haut-Marais, between rue de Bretagne, rue des Archives and rue des Francs-Bourgeois, every sale is prepared to measure: a pied-à-terre under the roofs is not sold like a family apartment in a mansion.
Here you will find the real data for the neighbourhood, what sets the value of an apartment in the Haut-Marais, and one of our recent sales.
The area: Enfants-Rouges, Archives, Francs-Bourgeois
This is the northern part of the Marais, in the 3rd arrondissement. It includes the Enfants-Rouges market, the oldest covered market in Paris, rue de Bretagne and its food shops, the Picasso Museum, the National Archives and, further south, rue des Francs-Bourgeois and its boutiques.
The housing stock mixes:
- 17th- and 18th-century mansions, often divided into apartments;
- older buildings on the street and on courtyards, with many small apartments and attic top floors;
- a few large family apartments, rarer, around rue de Turenne and rue Vieille-du-Temple.
Transport: Filles du Calvaire and Saint-Sébastien – Froissart metro (line 8), Temple (line 3) and Rambuteau (line 11).
Prices in the area
In 2025, the median sale price of an apartment was €12,606/m² in the Haut-Marais, across 232 sales. That is about 8% lower than in 2021, but the decline has slowed markedly since 2024.
| Year | Apartment sales | Median price (€/m² Carrez, net to seller) |
|---|---|---|
| 2025 | 232 | 12,606 |
| 2024 | 142 | 12,695 |
| 2023 | 132 | 12,808 |
| 2022 | 198 | 13,464 |
| 2021 | 179 | 13,739 |
As everywhere, this median mixes renovated and to-be-renovated properties, large and small apartments. It gives a trend, not the price of your property.

What sets the price here
- Size. The Haut-Marais is first of all a market of small apartments: in 2025, more than half of sales were apartments under 40 m². The rarer large apartments sell for more per m²: a median of about €13,140/m² above 80 m², against €12,160/m² under 40 m².
- The exact address. From one street to the next, the gap can be significant: the quiet of a courtyard or pedestrian street, the bustle of rue de Bretagne, proximity to a mansion or a busy thoroughfare.
- Condition and finishes. A renovated, move-in-ready apartment appeals to pied-à-terre and foreign buyers, who are very present in the area.
- Energy rating (DPE). Since 1 January 2025, a G-rated home can no longer be put on a new lease. In an area where many buyers rent or plan to rent, this is a decisive criterion.
- Floor and light. A bright attic top floor can sell above the market, provided the Carrez area is well showcased.
Our sales in the 3rd
Rue des Francs-Bourgeois – the bright top floor

A 40.6 m² Carrez attic 2-room apartment, fully renovated and flooded with light. Sold for €540,000 net to the seller, about €13,300/m²: above the neighbourhood median that year.
Rue Blondel – the 2-room apartment on the Arts-et-Métiers side
Just beyond the Haut-Marais, on the edge of the 2nd arrondissement: a 22.9 m² Carrez 2-room apartment, sold in 2026. A small apartment in a very competitive market, where the right price from the day it goes on the market makes all the difference.
We also sell in the rest of the Marais: discover our sales in Saint-Paul, Place des Vosges and Arsenal, around Hôtel de Ville and Saint-Merri and in Bastille.
Frequently asked questions
What is the price per m² in the Haut-Marais?
In 2025, the median is €12,606/m² Carrez, net to the seller, across 232 sales. Depending on size, address, condition and energy rating, the gap from one apartment to another is significant: that is the whole point of a serious valuation.
Do small apartments sell well in the Haut-Marais?
Yes: they account for more than half of the area’s sales. But competition is strong between studios and 2-room apartments, and presentation makes the difference: photos, showing off the light, up-to-date diagnostics.
My apartment is rated F or G. Can I sell it?
Yes, the ban applies to renting, not selling. But in the Haut-Marais, some buyers are investors: a poor energy rating reduces their number and weighs on the price. We help you quantify the impact and the options.
How do you value an apartment?
We start from the real sales around your address (DVF database), then compare them with your property after a visit: condition, floor, light, energy rating, Carrez area, building.
